Can you heat and cool this space ? Keep it climate controlled. I’m thinking of making it an office / bedroom space

You can heat and cool this area, but it is not sealed. The Buena Vista room has clear zipper windows instead of just being tied, this would hold the heat or a/c a little better. Adding a floor to it may also help with keeping the temperature neutral. Neither of these are insulated to keep the temperature level. Carefree of Colorado also carries the Annex Room. It is custom made to fit your coach and awning. You would need to contact Carefree and give them all the information about your coach and awning and they can custom make an awning room with a more sturdy material that will hold the temperature better than either the Buena Vista or the Vacation'r.
